Buying in Scottsdale

Scottsdale stretches from walkable Old Town condos to golf communities and desert estates in North Scottsdale. Many buyers here are relocating, buying a second home or financing above conforming limits. I help sort out condo approvals, jumbo documentation and second-home rules before they slow down a purchase.

Local housing context

What shapes financing in Scottsdale

01

Old Town condos and project review

Condos and townhomes near Old Town are popular with first-time buyers, downsizers and part-time residents. Lenders review the condo project's budget, reserves, owner-occupancy and any litigation, and short-term rental activity in a building can affect eligibility. I like to check the project before you commit.

02

Second homes and seasonal buyers

Many Scottsdale purchases are second homes for buyers who spend winters in Arizona. Second-home financing generally offers better terms than investment financing, but the property must genuinely be used as a second home. If you plan to rent it out, we should talk about how that is treated.

03

Golf communities and higher price points

Gated and golf communities across central and North Scottsdale frequently reach jumbo loan amounts. Jumbo guidelines vary by lender and often look closely at reserves, debt-to-income and documentation. HOA dues and club memberships can also factor into qualifying.

Neighborhoods

Areas I often finance

Every neighborhood carries its own mix of property types, HOAs and price points, and each one changes the right loan structure.

  • Old Town Scottsdale

Condos and townhomes where the building's approval status shapes which loans are available.

  • McCormick Ranch

Established master-planned neighborhood with lakes and paths, popular with conventional buyers moving up.

  • Gainey Ranch

Gated golf community with HOA considerations and a mix of condos, patio homes and single-family.

  • DC Ranch

Master-planned community near the McDowell Mountains where jumbo financing is common.

  • Grayhawk

Golf-oriented North Scottsdale community with a wide range of conventional and jumbo price points.

  • Troon & North Scottsdale

Custom desert homes on larger lots, often with complex income or asset-based qualifying.

Assumable mortgages · Scottsdale

Could you take over a seller’s lower rate?

Assumable FHA and VA loans are less common in Scottsdale than in the East Valley, but they do appear. When one does, the equity gap is often large, so we plan cash and any permitted secondary financing early.

FHA, VA and USDA loans may be assumable with servicer and agency approval. Buyers must qualify, and the equity gap between price and loan balance generally must be covered with cash or permitted secondary financing.

Local notes from Patrick

Relocations and winter buyers

A lot of my Scottsdale conversations start with someone who is still living out of state. If that is you, we can get your documentation organized remotely and line up a pre-qualification before you fly in, so you can write an offer with confidence when you find the right place.

Condos first, then rates

For Old Town and Gainey Ranch condos, my first question is the name of the building. Project eligibility can rule out certain loan types before we ever talk about pricing. Once we know the building works, comparing conventional and jumbo options is straightforward.

Golf and custom homes

In DC Ranch, Grayhawk and Troon, I spend more time on income and reserves than on the house itself. Self-employed income, bonuses, and investment accounts all need clean documentation. For more local context, read my buying in Scottsdale guide.

FAQ

Scottsdale mortgage questions

Can I finance a condo in Old Town Scottsdale?

Usually, yes, but the lender reviews the condo project as well as you. Budgets, reserves, owner-occupancy and rental activity can all affect eligibility, so I check the building early.

What is the difference between a second home and an investment property loan?

A second home is used by you for part of the year, while an investment property is primarily rented. Second-home terms are generally better, but the occupancy needs to be genuine.

Do I need a jumbo loan in Scottsdale?

It depends on the price and your down payment compared with the current conforming limit, which changes each year. Many North Scottsdale and golf community homes do end up in jumbo territory.

I'm self-employed. Can I still buy in Scottsdale?

Yes, self-employed buyers purchase here all the time. Lenders typically review two years of tax returns, and some jumbo or alternative programs may consider bank statements or assets; requirements vary by lender.

Are there assumable loans in Scottsdale?

Some, mostly FHA and VA loans on condos and moderately priced homes. Any assumption is subject to servicer approval and buyer qualification.
