The programs are the same statewide. What changes is the home: its age, price, HOA and property type, and those decide which loan fits.

  • Phoenix

    Historic homes in Willo and Coronado, downtown condos and newer builds in Laveen. Property condition and condo project reviews shape the loan as much as the rate does.

  • Scottsdale & Paradise Valley

    Higher price points often mean jumbo financing, plus condo and golf-community HOA reviews and second-home questions. Jumbo loans

  • East Valley

    Mesa, Gilbert, Chandler and Queen Creek: newer master-planned neighborhoods with HOAs, and many FHA and VA loans from the low-rate years that may be assumable. Assumable mortgages

Arizona market questions

Do mortgage rates differ between Phoenix and Scottsdale?

Not by city as such. Rates are priced on your loan: credit, down payment, loan type and amount, property type and occupancy. What changes from one part of the Valley to another is the kind of home, and that can change the loan program, such as jumbo financing at higher price points or a condo project review downtown.

Where are assumable mortgages most common around Phoenix?

They show up across the Valley, often in newer East Valley neighborhoods and anywhere many homes were bought or refinanced with FHA or VA loans in 2019–2021. Every assumption is subject to servicer approval and buyer qualification, and not every loan, buyer or property qualifies.
