About
Hi, I’m Patrick.
I’m an Arizona loan officer with Unified Mortgage Experts. My job is simple: find you the right loan, explain it in plain English and get you to closing without surprises.
- A network of lenders, one point of contact
- Self-employed & non-traditional income
- Fast replies, real answers
- Assumable-loan specialist
My specialty
Some homes come with a lower rate.
Some FHA, VA and USDA loans can be taken over by the buyer, low rate included. I’ll tell you if a home qualifies.
How assumptions workSubject to servicer/agency approval and buyer qualification.
Arizona markets
Local knowledge, city by city.
From historic Phoenix bungalows to Gilbert’s master-planned neighborhoods and Paradise Valley estates, financing looks different in every corner of the Valley.
- Phoenix One city, many different housing markets.
- Scottsdale Condos, golf courses and desert estates, each with its own rules.
- Mesa Room to grow, and more ways to finance it.
- Gilbert Master-planned neighborhoods, and a lot of assumable loans.
- Chandler Tech jobs, planned neighborhoods and a lively downtown.
- Tempe Central, walkable and built around a university.
- Queen Creek Farm-town roots, new-build neighborhoods and space to spread out.
- Paradise Valley Quiet streets, mountain views and careful financing.
- East Valley Many cities, one corridor, and a lot of assumable loans.
Why work with a mortgage broker instead of a bank?
A bank can only offer its own loans. As a broker, I compare programs across a network of lenders, and I can add lenders when a scenario calls for it. Lenders price the same borrower differently. Comparing them helps find the program, rate and terms that fit your situation. It doesn’t guarantee a particular rate or approval, but it gives you far more options.
I’m self-employed. Can I still qualify?
Often, yes. Along with traditional loans, I have access to bank statement and other non-QM programs that look at income differently, for example using bank statements instead of tax returns. These programs have their own requirements and pricing, and not everyone qualifies, but they open doors traditional loans can’t.
What does it cost to get pre-qualified?
Nothing. Pre-qualification is a conversation and a review of your goals and basic finances. A full preapproval later involves documentation and a credit review, and I’ll tell you before anything affects your credit.
Should I wait for rates to drop before buying?
Nobody can reliably predict rates. A better question is whether the payment fits your budget today and whether the home fits your life. If rates fall later, refinancing may be an option, but there’s no guarantee rates drop or that you’ll qualify to refinance, so I’ll run the numbers both ways before you decide.
What is an assumable mortgage?
Some FHA, VA and USDA loans can be taken over by a qualified buyer, along with the seller’s existing rate and remaining term. Assumptions are subject to servicer/agency approval and buyer qualification, and not every loan, buyer or property qualifies.
