Buying in the East Valley

The East Valley includes Mesa, Gilbert, Chandler, Tempe and Queen Creek, plus Apache Junction and San Tan Valley on its outer edges. Each city has a distinct feel, but they share freeways, employers and a deep supply of newer homes. It is also one of the most active areas in Arizona for FHA and VA loan assumptions.

Local housing context

What shapes financing in the East Valley

01

How to compare East Valley cities

Tempe is central and attached-housing heavy, Mesa is large and value-oriented, Gilbert and Chandler lean toward master-planned communities, and Queen Creek offers newer builds and larger lots. Apache Junction and San Tan Valley sit farther out with their own trade-offs. Budget, commute and housing age usually narrow the field quickly.

02

Commuting on US-60, Loop 202 and Loop 101

US-60 runs east-west through Tempe, Mesa and toward Apache Junction, while Loop 202 wraps around the East Valley and Loop 101 connects Tempe and Chandler to the north. Where you work often determines which city makes sense. I am happy to talk through how commute and budget trade off.

03

Why assumable loans are concentrated here

The East Valley built and sold a large number of homes during recent low-rate years, many with FHA and VA financing. Those loans are generally assumable with servicer approval, which gives buyers a chance to take over a lower rate. The trade-off is usually a larger equity gap and a longer timeline.

Neighborhoods

Areas I often finance

Every neighborhood carries its own mix of property types, HOAs and price points, and each one changes the right loan structure.

  • Mesa

Large, value-oriented city with strong FHA and VA activity that suits first-time buyers and veterans.

  • Gilbert

Master-planned communities with one of the deepest pools of assumable loans in the region.

  • Chandler

Tech-corridor city where conventional and jumbo-adjacent financing is common.

  • Tempe

Central, ASU-anchored city with condos, townhomes and established neighborhoods.

  • Queen Creek

Newer construction and larger lots where builder incentives compete with assumable resales.

  • Apache Junction & San Tan Valley

Outer East Valley areas with value pricing; some San Tan Valley addresses may be USDA-eligible, so check the map.

Assumable mortgages · East Valley

Could you take over a seller’s lower rate?

The East Valley has some of the strongest assumable inventory in Arizona. Every assumption is subject to servicer approval and buyer qualification, and the equity gap and timeline need careful planning.

FHA, VA and USDA loans may be assumable with servicer and agency approval. Buyers must qualify, and the equity gap between price and loan balance generally must be covered with cash or permitted secondary financing.

Local notes from Patrick

Narrowing down the map

When buyers tell me they are looking in the East Valley, I ask three questions: where you work, what monthly payment feels comfortable, and whether you prefer newer or established homes. Those answers usually narrow things to one or two cities. From there, Gilbert, Chandler and Queen Creek each have their own page.

Treat assumptions as a real option

Because so many East Valley homes carry FHA or VA loans, I encourage buyers to ask about assumptions on every listing that fits. Read my primer on what an assumable mortgage is and the FHA assumption requirements before you start touring.

Keep a backup plan

Assumptions can take longer and do not always get approved. I usually pair an assumption strategy with a ready pre-qualification for a new loan, so you can move either way. That way a slow servicer or a declined assumption costs you time, not the home search itself.

FAQ

East Valley mortgage questions

Which East Valley city is best for my budget?

It depends on your price range, commute and preferred housing type. Mesa, Apache Junction and San Tan Valley often offer more value, while parts of Gilbert, Chandler and Queen Creek reach higher price points.

Why does the East Valley have so many assumable loans?

A lot of East Valley homes were bought or refinanced with FHA and VA loans in recent low-rate years. Those loans are generally assumable with servicer approval and buyer qualification.

How do I find homes with assumable loans?

Some listings mention it, but many do not. Your agent can ask the listing agent about the loan type, and I can help evaluate the opportunity.

Is USDA available anywhere in the East Valley?

Some outer areas, especially around San Tan Valley, may be eligible. Eligibility depends on the address and household income, so check the USDA eligibility map.

Do you work with buyers across all East Valley cities?

Yes. I help buyers throughout Mesa, Gilbert, Chandler, Tempe, Queen Creek and the surrounding areas.
